For Turnberry Associates, we negotiated a sublease and development agreement for land at the Opa-locka Airport near Miami, Florida, where Turnberry will build hangars and other facilities for a charter jet business.

Real Estate: Overview

The Real Estate Group of Buchanan Ingersoll & Rooney provides counsel and service in real estate development, commercial leasing, investment and finance.

These services include ongoing advice on property management matters, real estate tax assessment matters (handled in conjunction with the firm's Litigation Group) and leasing negotiations and disputes.

With respect to commercial real estate development, the group's capabilities cover land acquisition, zoning, subdivision and governmental approval. They also include the negotiation and drafting of design contracts and construction contracts. The group also provides counsel in developing the financing structure of real estate developments, as well as the negotiations and drafting of construction and long term financing transactions. Working with the firm's Tax Group, the Real Estate Group also aids clients in developing the ownership structure of the development entity.

The group handles commercial real estate leasing transactions for clients throughout the United States. Our attorneys have represented landlords and tenants in leasing industrial, institutional, hospitality, retail and office properties.

With respect to real estate investment services, the Real Estate Group consults with investors on zoning and governmental compliance issues, the structuring of property acquisition and of the investment entity and also deals with environmental concerns with the firm’s environmental lawyers. The group also negotiates and drafts option and acquisition agreements and partnership and joint venture documents.

As to real estate finance, the group is the representative of both construction and long term lenders. In doing so, the group reviews underlying aspects of the real estate project such as title matters, zoning and other governmental approvals, existing leases or lease commitments, design and construction matters, insurance and bonding and all related matters. With respect to real estate operations, the group provides continuing consulting services to commercial building owners and managers and to real estate brokerage firms.
